The 1996 Constitution grants land ownership rights solely to citizens of Uganda. Foreign nationals and corporations may, however, obtain leases for 49 or 99 years. Foreigners can either rent/lease from citizens or from the Government.

Foreign investors, individual or corporate, cannot acquire land for the purpose of crop or animal production However foreigners must seek cabinet approval through the Uganda Investment Authority for land to be used for agricultural or animal production purposes.

However most of the above restrictions are not applicable if foreigners are in partnership with Ugandans. Through the Uganda partner foreigners have access to freehold land.
